Crown was entrusted with the complete transformation of this four-story townhouse, reimagining the layout to create three bedrooms and two-and-a-half bathrooms. A key challenge was relocating the kitchen from the third floor to improve circulation and accessibility. To accomplish this, Crown meticulously leveled the second floor, creating dramatic 11-foot ceilings while strategically lowering the kitchen and powder room areas.
The newly designed kitchen features sleek Poggenpohl cabinetry and premium Miele and Bertazzoni appliances, opening seamlessly into a spacious living room with views of historic Beekman Street. On the third floor, Crown reconfigured the layout to include two bedrooms and a full bathroom, while the fourth floor was completely redesigned to accommodate a luxurious primary suite—complete with a skylit en-suite bathroom featuring marble countertops and a large walk-in closet with custom storage solutions.
The final flight of stairs leads to a newly landscaped roof deck. Formerly an unfinished space housing mechanical equipment, the rooftop has been transformed into a lush outdoor oasis with sweeping views of the East River, complete with turf, ambient lighting, and refined landscaping. To elevate the experience further, Crown secured Landmark Preservation Commission approvals for a glass enclosure and a usable rooftop structure, creating an additional space for entertainment and relaxation.
Navigating complex zoning regulations, Crown conducted a comprehensive analysis, as the property belonged to a combined zoning lot that included several adjacent buildings. Although the townhouse itself had a modest footprint, the zoning study had to account for nearly 30,000 square feet across the entire assemblage—ensuring approval for the one-story rooftop addition and full compliance with applicable codes.
