Crown was entrusted with transforming a historic building into a flagship New York City retail store, salon, and private residence for celebrity stylist Chaz Dean. Early in the engagement, Crown identified zoning restrictions that prohibited commercial use on the second floor. To overcome this challenge, the team led a strategic effort through the ULURP process, petitioning both the Landmarks Preservation Commission and the City Planning Commission for a Special Permit to modify the building’s use.

As part of the approval process, Crown is overseeing the meticulous restoration of the building to a first-class historic condition, ensuring the preservation of its architectural integrity. In addition, a comprehensive long-term maintenance program has been implemented to uphold the building’s landmark status for generations to come.

This project exemplifies Crown’s ability to navigate complex regulatory frameworks while delivering a sophisticated, multi-functional environment tailored to the needs of a high-profile client.
